Welcome 2011!

Although the past 2 years have been challenging ones in the Real Estate market, the Boulder market has remained steady and strong. Many clients contacted me after reading the recent news article in the Boulder Daily Camera citing statistics that 4th Q 2010 was down 11% compared to 4th Q 2009. What the newspaper failed to note is that annual sales overall were up 12% from 2009 – 2010.

 I attribute the 4th Q decrease to 2 things:
1) First time Hombuyers took advantage of the tax credit in the first 2 quarters of 2010
2) 4th Q 2009 was an anomaly. Typically, agents take a well-deserved break in the 4th Q, however in November, 2009 my colleagues and I put it into unprecedented high gear due to pent up demand from lackluster sales during the first 3 quarters of 2009.

In addition, the median price of a home in Boulder has actually increased 2%. Statistics for neighboring areas are up as well, with Louisville, as an example, showing a 4% increase in median home price over last year.

I personally had a great 2010 participating in closing over $6.5m in sales, with my esteemed team partner, Barbara Hyde. In 2011 Barbara and I will finish up some team business and going forward I will be working with clients independently of Barbara. We had a productive 2 years as a team and I wish Barbara the best in her current sabbatical.

I believe 2011 will be a record-breaker. With interest rates still low, a good selection of inventory and sustained demand for Boulder real estate based on continued growth in Boulder business* and attractions of great weather, natural beauty and eco-friendly lifestyle, January has been remarkably busy with Buyer inquiries up exponentially (5 -10 per day) and properties contracting at a rapid pace.
